Our professional involvement with this project began during Phase 2, when we were engaged to review and implement minor amendments to a previously approved Planning Application related to this specific part of the project. These adjustments were necessary to better meet the Client’s evolving needs and to improve the overall design and functionality of the building.

The initial Planning phase had been completed several years prior, with the original approvals in place. However, the Client approached us to explore various design options aimed at increasing the internal space within the property. The brief also included simplifying the structural elements of the construction, which would help reduce complexity and costs. Another key objective was to raise the ridge height of the extension to ensure alignment and visual harmony with the existing dwelling.

Because the scope of the changes was significant, the minor amendments initially requested evolved into a need for a completely new Planning Application submission. This was critical to ensure compliance with local council policies and Building Regulations, as well as to secure formal approval for the updated design. We took full responsibility for preparing and submitting this new application, carefully detailing all proposed modifications and supporting documentation to facilitate a smooth Planning approval process.

Once the revised Planning Application had been determined and approved by the Planning authority, we were subsequently appointed to produce the detailed Building Regulations package for the updated Phase 2 scheme. This package included all technical drawings, specifications, and compliance information necessary to satisfy building control requirements. Our goal was to ensure that the construction would not only meet Planning conditions but also adhere fully to statutory Building Regulations, covering areas such as structural integrity, fire safety, insulation, ventilation, and accessibility.

In addition to Phase 2 work, we were invited to contribute to the early design stages of Phase 3 of the project. Our role involved preparing several sketch options that reimagined the previously approved extension. Notably, the plans revised the ground floor layout by replacing the indoor swimming pool, sauna, and hot tub facilities with habitable bedroom suites. These changes also incorporated adjustments to access routes, functional layouts, and external appearances to enhance usability and aesthetics.

For Phase 3, as with Phase 2, we provided multiple sketch plans and elevation options for Client review and feedback. This iterative process ensured the Client’s vision was accurately translated into feasible design solutions that complied with both Planning policies and Building Regulations.

Following the Client’s selection of preferred options, we were commissioned to prepare and submit the formal Planning Application drawings to Cornwall Council for official determination. This submission included all relevant technical documentation, site plans, elevations, and supporting reports necessary for a comprehensive review by the Planning officers.

After the successful approval of the revised Planning Application for Phase 3, we have now progressed to preparing the corresponding Building Regulations package. This detailed submission will ensure that all construction works meet statutory requirements, including structural safety, energy efficiency, fire protection, and accessibility standards, thus enabling the project to move confidently into the construction phase.

Throughout all phases of the project, our focus has remained on delivering robust Planning strategies and meticulous Building Regulations compliance, providing the Client with expert guidance from initial concepts through to formal approvals and technical documentation.
