This loft conversion project in Penzance began with early-stage involvement, following correspondence with the Client prior to their purchase of the existing single-storey bungalow. After initial feasibility discussions and obtaining a clear understanding of their aspirations, we were appointed to deliver the Planning, Building Regulations, and Production Information packages necessary to bring the vision to life. The central aim of the project was to provide additional private living space suitable for a growing young family. A carefully designed loft conversion was identified as the most efficient and cost-effective way to achieve this, making the most of the existing structure while also allowing for a modern reconfiguration of the ground floor layout.
The original bungalow offered limited space and functionality for a modern lifestyle, and the brief was to create a home that would feel both contemporary and spacious. As part of the overall strategy, the existing conservatory to the rear of the property was removed and replaced with a full-width single-storey extension. This new structure provided the footprint necessary to form a large open-plan kitchen, living, and dining area, bringing light, flow, and flexibility to the heart of the home. Alongside this, the ground floor was entirely reconfigured to include a new principal entrance, a staircase leading to the loft conversion, a Part M compliant WC, a master bedroom featuring a walk-through wardrobe and en-suite, and a dedicated utility space. The result was a layout that functioned efficiently for day-to-day family life, while also offering comfort and a sense of modern design.
To accommodate the new first-floor level within the roof space, significant architectural interventions were required. The ridge of the roof was raised, and gable ends were introduced to maximise headroom and ensure that the loft conversion would provide truly usable living areas, rather than compromised attic-like spaces. At the rear of the property, a full-width flat roof dormer was constructed to house two large double bedrooms and an additional single bedroom. The design of this dormer allowed for generous internal dimensions and large windows to bring in natural light and views of the garden. At the front of the property, a smaller centrally positioned feature dormer was added to accommodate the new family bathroom. This dormer not only serves a practical function but also adds architectural interest and balance to the front elevation of the home.
The completed design transforms what was once a modest bungalow into a well-planned, energy-efficient, and stylish family home. This loft conversion in Penzance is a prime example of how well-executed alterations can dramatically improve the usability and appeal of a property. By extending upwards and reworking the ground floor plan, we were able to provide a four-bedroom home with modern amenities, without the need for an extensive footprint expansion.
Construction is due to commence in November 2024, and once complete, the project will stand as a model of how thoughtful, well-planned loft conversions can deliver meaningful results for homeowners in Cornwall and beyond.
