Our initial discussions with the Client focused on the potential of a rear extension, located above the existing utility and kitchen areas. At first glance, this seemed like a straightforward way to create additional living space without drastically altering the structure of the property. However, after visiting the site and engaging in more detailed conversations about how the Client envisioned using the new space, it became clear there was an opportunity to create something truly special.
One of the most important aspects we considered early in the design process was planning permission. While the rear extension was likely to be approved without issue, it didn’t fully meet the Client's aspirations for layout, light, or connectivity to the garden. With that in mind, we proposed a stunning alternative that would better serve both the family’s lifestyle and the character of the home, while still adhering to local planning permission requirements.
We envisioned a side extension that would function as a luxurious new master bedroom complete with an en-suite shower room. Unlike the rear option, this design not only complemented the original dwelling aesthetically but also made the most of the property's unique setting, perched above the dramatic coastal landscape of Mounts Bay. The elevated position offered us the chance to frame spectacular views right from the new bedroom and outdoor deck.
Understanding the nuances of planning permission was central to the success of this proposal. The sloping nature of the garden and the existing levels within the main house allowed us to craft a design that felt natural and unobtrusive. From a planning perspective, this meant we could demonstrate that the extension would not dominate the existing structure or negatively impact neighbouring properties, a key consideration when submitting any planning application.
The layout offers a seamless flow from the first-floor living space into the new master suite and out into the beautifully landscaped garden. The extension integrates effortlessly into the overall architecture, respecting the original character of the home while providing a modern twist. A spacious deck was also incorporated into the design, perfect for enjoying a morning coffee while taking in the panoramic views across Mounts Bay.
By carefully balancing architectural creativity with the practicalities of planning regulations, we were able to deliver a solution that exceeded expectations. Importantly, the proposed side extension maximised the potential of the site without overdevelopment, an aspect that often proves favourable when seeking planning permission from local authorities.
