Take clients instruction, prepare project brief, and agree with client, obtain fee quotes from surveyors, and instruct client approved surveyor to conduct a topographical / building survey. Produce initial sketch scheme based on agreed brief and amend scheme in consultation with the client comments. Include Floor Plans, Elevations, Existing Site / Proposed Site and Location Plan where applicable
planning
design development + planning application submission
Work up the agreed scheme approved by the client to produce finalised Proposed Floor Plans, Elevations, Site Sections and Finished Floor Level (if applicable), Existing and Proposed Site Plans and Location Plan. Produce sufficient drawing package and documentation to submit a detailed planning application. Correspond with the Local Planning Authority where required and make any reasonable amendments to allow the application to be determined.
building regulations
detailed design + building regulations submission
Prepare full detailed Building Regulation Drawings including Floor Plans, Elevations, Site Plan, Typical details, and Standard Cross-sections to enable a Building Regulation Application to be lodged, submit Initial Notice to enable works to begin on site and amend drawings in line with Plan Check Report. Undertake administration in acquiring specialist reports and services to satisfy Building Control
production information
construction detail + tender
Generate construction details and sufficient information to enable a competent Building Contractor to build the approved scheme or enable a Quantity Surveyor to produce a Bill of Quantities, including full dimensioned Floor Plans, Foundation Plan, Non-Standard Cross-sections as required, 1:10 / 1:20 specific details, Indicative Drainage Plan and Door / Window Schedule. Upon project completion submit to discharge any pre-occupation conditions.
