Planning Application: Comprehensive Preparation and Submission Services
When progressing a Planning Application, one of the most critical stages involves translating the approved design concept into a fully developed scheme that meets all local authority requirements. Once the Client has signed off on the initial design proposal, the next step is to develop and finalise a complete set of technical drawings and supporting documents to ensure a smooth and successful submission.
Our Planning Application services begin by working up the agreed scheme into a detailed and precise drawing package. This includes the preparation of Proposed Floor Plans, Elevations, Site Sections, and, where applicable, Finished Floor Levels (FFL). These elements form the foundation of any robust Planning submission and are tailored to reflect the specific needs of the development and the requirements of the Local Planning Authority (LPA).
In addition to proposed plans, we also prepare both Existing and Proposed Site Plans, which clearly show the relationship of the development to the surrounding site context. A Location Plan is also produced to identify the site within its wider geographic setting, helping planners understand the spatial context of the proposed works. These documents are produced in line with national and local validation requirements, ensuring they meet all necessary standards for Planning Application approval.
Beyond the core drawing set, we compile a comprehensive drawing package and documentation tailored to the complexity and nature of the development. This may include design and access statements, Planning statements, heritage statements, flood risk assessments, and any other supplementary reports required by the LPA. We liaise with relevant consultants as needed to ensure all supporting information is accurate, up-to-date, and submitted in the correct format.
As part of our Planning Application service, we take responsibility for submitting the detailed application on behalf of our Clients. This includes registering the application with the appropriate LPA and ensuring all fees are correctly calculated. We also upload all drawings and documentation via the local Planning portal or Planning Portal system, depending on the specific authority.
Following submission, we act as the main point of contact between the Client and the Local Planning Authority. We actively correspond with the LPA, addressing any queries or requests for further information. Where necessary, we make reasonable amendments to the submitted documents or drawings in response to Planning Officer feedback, with the aim of facilitating a timely and favourable determination.
