We were delighted to assist our Clients with the Planning Application and design for the transformation of their characterful 19th-century end-of-terrace property in the historic village of Gulval, Cornwall. The project involved converting an existing attached garage into a spacious kitchen and dining area, with the addition of a new first-floor master bedroom constructed above.
As with many properties of historic significance, obtaining planning approval required a sensitive and considered approach. The dwelling, though not listed, is located in a village known for its architectural charm and historic context. We undertook a detailed analysis of the building’s original features, local planning policy, and materials to ensure the proposed design would sit harmoniously within its surroundings, both in scale and in appearance.
The Planning Application process began with a thorough site assessment and feasibility study. We worked closely with the Clients to develop a scheme that met their aspirations for more modern and functional living spaces, while maintaining the integrity and character of the original structure. Our design response aimed to blend old and new in a seamless way, replicating the existing stonework, roof pitch, window proportions, and detailing to ensure the extension felt like a natural continuation of the house.
The proposed ground floor layout included the conversion of the garage into a bright and open kitchen/dining space, improving the connection between indoor living and the outdoor garden area. The first-floor extension above allowed for the creation of a generous new master bedroom with views across the surrounding landscape. These additions provided the family with much-needed space while preserving the property’s traditional aesthetic.
In parallel with the main extension, the internal layout of the existing house was also reconfigured to improve flow and usability. We proposed opening up the current living and dining rooms to form a more flexible open-plan space suited to contemporary family life. The existing kitchen was converted into a utility room and downstairs WC, ensuring the home could function more efficiently without needing further footprint expansion.
Throughout the planning process, we liaised directly with the local authority, providing detailed drawings, a design and access statement, and any supporting documents required to ensure compliance with all relevant planning policies. By anticipating potential concerns and addressing them proactively, such as scale, massing, overlooking, and materials, we helped ensure a smooth path through the Planning Application process, which was approved without objections.
