Construction: Comprehensive Working Drawings and Documentation for Building Phase

Once Planning Permission has been granted and Building Regulations approval is secured, the project moves into the Construction phase, a critical stage where detailed preparation and precise technical documentation are essential to ensure the smooth delivery of the built scheme. Coach Haus Architecture provides a full suite of services to support this phase, beginning with the preparation of high-quality, accurate working drawings tailored for use on-site by Contractors, Sub-Contractors, and Consultants.

At the heart of the Construction documentation package are fully dimensioned Floor Plans that provide exact measurements and spatial configurations for every part of the development. These are accompanied by coordinated Mechanical and Electrical (M&E) Plans, showing the locations of systems such as lighting, power outlets, heating, ventilation, and plumbing. These are crucial to ensuring that all building systems are seamlessly integrated during Construction.

In addition to the general arrangement drawings, we produce a detailed Foundation Plan that illustrates the exact setting out and layout for all structural elements at ground level. This ensures that Contractors can build to spec while meeting all Structural Engineering requirements. Where needed, we include Non-Standard Cross-Sections to clarify complex junctions or unique architectural features that require further explanation. These are especially helpful for projects with bespoke elements or unusual geometries.

To further support the accuracy and quality of Construction, we prepare specific details at 1:10 or 1:20 scale, focusing on key Construction components such as window reveals, wall build-ups, roof junctions, and internal interfaces. These fine-scale drawings give the Contractor precise visual and dimensional information, reducing ambiguity and minimising the risk of site errors.

As part of our Construction documentation, we also produce an Indicative Drainage Plan showing proposed locations for foul and surface water drainage, connection points, and flow directions. This plan helps Civil Engineers and groundwork Contractor’s plan and implement the drainage system in accordance with the overall site strategy.

To assist with procurement and material coordination, a comprehensive Door and Window Schedule is included in the Construction package. This schedule details the dimensions, materials, hardware specifications, and performance criteria (e.g., U-values, fire ratings) for all doors and windows throughout the development. It is a vital reference for joiners, suppliers, and installers.

All drawings and documentation are shared digitally with the appointed Building Contractor, as well as with any external Consultants and Sub-Contractors involved in the project. This ensures that everyone working on the build has access to the most current and accurate information, streamlining collaboration and reducing delays due to miscommunication or missing data.

Our involvement continues through to project completion. Once Construction is nearing its final stages, we assist in fulfilling any outstanding planning obligations by submitting documentation to discharge pre-occupation conditions. These might include evidence of completed landscaping, sustainability features, or final site inspections. Discharging these conditions is essential before the property can be occupied legally, whether for residential or commercial use.
